A comparison of 2009 with 2008 shows that although sales of single-family homes in Sudbury MA during 2009 were down a bit from 2008 - there were 160 sold compared with 165 during 2008; the median sale price was $4,000 less and the average sale price was approx. $40,000 less; the year ended on an upbeat note for sellers.
There were 14 closed sales in Sudbury during December 2009; twice as many as the previous December; and both the median and the average sale price was up The median sale price in December 2009 was $707,500; the average was $658,429. The December 2008 median sale price was $623,000; the average was $546,574.
Currently, there are 7 more single family homes for sale in Sudbury than there were last year and they are all listed between $1,000,000 and $1,499,999. The overall supply of houses for sale remains low - only 84 homes on the market in Sudbury. The median list price is $904,250; the average is $904,250; both lower than last year at this time, but not significantly. Five of the homes listed have accepted offers. And there are ten homes with sales pending.
