I own and operate my own company, I have built the company with hard work, dedication and the experiences I had working for the big companies. I have been an agent at DeWolfe New England, Century 21 and Coldwell Banker and learned their systems. I answered to the office manager and had sales quotas, I was told to call everyone I know even family to try to sell them a particular property. I decided not to work that way. For most of us buying and/or selling real estate will be the one of the biggest transactions of our lives. I have lost count how many times I have heard people say that they are going to sell or buy a home using their neighbor's cousin's kid as their agent, or someone they used to take aerobics classes with. Would you have your landscaper cut your hair? You might end up looking silly. Just because they both have sheers doesn't mean they are equally qualified for the job. In 2008 I have consistently produced 20+ showings at all my open houses. One particular open house in September had 46 showings and 3 offers before the open house was over, a competitor across town hosting an open house for a similar home in a similar price range had 8 showings. That home is still on the market. My property is sold (and had 2 back up offers). This is GENERATING THE WIND.
Buyers: I love working with buyers. I have the best search features in the industry. My buyer's get their own MLS search program - properties get sent via e-mail daily that fit each buyer's criteria. Buyers also have the ability to use the system to do their own property searches, as well as a complete search feature on my web site . I have up to date town information. I do personal searches and previews. I take my clients to view properties in a clean, safe new vehicle with navigation and even seat warmers! I am an expert negotiator having negotiated more than $15,600,000 in buyer represented purchases in the last 4 years. I know how it works. Sellers: Get unsurpassed service and marketing programs. Exceptional on-line presence with accounts set up with more than 20 on-line marketing sites including: Boston.com (12 full color photos and full description), Realtor.com, MLS.com, bostonmagazine.com, distinctivehomes.com, homes.com, homefind.com, yahoo! real estate, google real estate, trulia.com, zillow.com, bradbrooksrealestate.com, with other web sites and marketing companies added monthly. I also own walpoleproperties.com and maforeclosurefinder.com. I incorporate all listings into a full size lighted display board at 204 Washington Restaurant and Bar, with an average of 1,500 restaurant visitors PER WEEK. Print advertising is utilized on top of on-line marketing to advertise OPEN HOUSE listings in the Boston Globe, Boston Herald and local newspapers. With a $100,000 in a company fund sellers don't have to worry about the well running dry. Ask an agent from a big company how much they have in their personal company fund!
Foreclosures: Unfortunately foreclosures are a common part of today's market. It is a difficult situation for some people. However, there are some exceptional opportunities in the foreclosure market. Most will need some TLC and extra work beyond a traditional sale. Some banks have been difficult to work with, however, I have learned through experience how to facilitate a sale.
Complete Agent: I pride myself on being a "complete agent". I recently sold a Walpole home for a client who currently lives in New Mexico. It was her family home and she was the trustee of the family estate. She never had to get on a plane. I handled the sale from start to finish. The check was mailed to her. This is one of the ways I differentiate myself from the competition.
