Here is the Clarksburg Area supply and demand chart for October 2009. The Red lines are the active homes, blue under contract, and green are sold. The absorption rate is determined by the number of homes on the market and the number of homes selling that month.

October was another great month in the Clarksburg real estate market. Of the homes available for sale, 1 in went undercontract. The undercontracts trail the absorption rate by about 45 days, so look forward to a strong Nov for absorption.

Our office is at 23214 Brewers Tavern and we have seen a lot of buyers and sellers walk in our doors looking for help and finding it. The housing stimulus credit of $8000 has really moved the market in a positive direction. Things have really picked up in Clarksburg. We have seen a major spike in new home sales which in turn has helped the existing home sales as well. We have also added several CDPEs. These are Certified Distressed Property Experts. These are great agents who have added a higher level of training to be able to navigate short sales and foreclosures for their clients.
