Clarksburg Area Supply and Demand Chart December 2009

Here is the Clarksburg Area supply and demand chart for December 2009. The Red lines are the active homes, blue under contract, and green are sold. The absorption rate is determined by the number of homes on the market and the number of homes selling that month.

December was another great month in the Clarksburg real estate market. The absorption rate was three times as much as December 08 & 07. With a 20.4% absorption rate, one in every 4 homes on the market, sold!! That is fantastic.

Our office is at 23214 Brewers Tavern and we have seen a lot of buyers and sellers walk in our doors looking for help and finding it. The housing stimulus credit of $8000 has been extended into the spring 0f 2010 and the government add a $4500 credit for buyers who own a home. Things have really picked up in Clarksburg. We have seen a major spike in new home sales which in turn has helped the existing home sales as well. We have also added several CDPEs. These are Certified Distressed Property Experts. These are great agents who have added a higher level of training to be able to navigate short sales and foreclosures for their clients.
