Baltimore County-Dundalk, Maryland 21222 2006 Real Estate Market Report

Although the real estate market overall-National and Regional-has slowed somewhat over the last 18 months, Dundalk is still showing strong sales and growth-well above the average for Maryland.

2005 Sales:

808 Units sold

Average List price: $145,292

Average Close Price: $144,661 or 99.6% of list

Min Sold Price: $18,000 Max Sold Price: $850,000

2006 Sales:

728 Units sold

Average List price: $172,495

Average Close Price: $170,593 or 98.9% of list

Min Sold Price: $7,500 Max Sold Price: $665,000

The total units sold were down by 80 units (9.9%) for the year while the average sold price in 2006 increased $25,932 or 17.9% over the 2005 figures.

Dundalk closed out with a very strong year and I feel that it will remain strong into 2007 because it is still one of Baltimore County's most affordable communities.
