Although the real estate market overall-National and Regional-has slowed somewhat over the last 18 months, Essex is still showing strong sales and growth-well above the average for Maryland.
2005 Sales:
494 Units sold
Average List price: $183,210
Average Close Price: $181,553 or 99.1% of list
Min Sold Price: $15,778 Max Sold Price: $599,900
2006 Sales:
445 Units sold
Average List price: $211,442
Average Close Price: $207,813 or 98.3% of list
Min Sold Price: $13,000 Max Sold Price: $700,000
The total units sold were down by 49 units for the year while the average sold price in 2006 increased $26,260 or 14.5% over the 2005 figures.
Essex closed out with a very strong year and I feel that it will remain strong into 2007 because it is still one of Baltimore County's most affordable communities.
