Although the market overall-National and Regional-has slowed somewhat over the last 18 months, Essex is still showing strong sales and growth in the First Quarter of 2007.
2006 Sales:
115 Units sold
Average List price: $201,967
Average Close Price: $197,977 or 98.0% of list
Min Sold Price: $47,000 Max Sold Price: $455,000
2007 Sales:
61 Units sold
Average List price: $213,407
Average Close Price: $209,778 or 98.3% of list
Min Sold Price: $53,900 Max Sold Price: $539,000
The total units sold were down by 54 units (46.9%) for the quarter while the average sold price in 2007 increased $11,801 or 5.96% over the 2006 figures.
Essex closed out with a very strong quarter, compared to many parts of Baltimore County. I feel that it will remain strong into 2007 because it is still one of Baltimore County's most affordable communities.
