As a Realtor I am concerned about low appraisals. When the appraiser goes out is he being fair when comparing properties? Are distressed properties that are being sold for less with much work needed being judged in that manner so when compared to a property that needs very little to no improvement needed showing more worth?
This is very important when comparing foreclosed properties on the market to those that are non-foreclosed. I am hoping that the appraiser does go inside an account for the condition and is given ample time to do the job correctly in this market so that home owners can sell at the correct price.
