Many years ago I was sitting at the settlement table with my sellers and when we got to the termite report, the selling agent said, oh yeah, there are termites on the gate at the backyard. When the report did not come to us prior to settlement saying there was infestation we moved forward to settlement.
My sellers had a termite contract on their property and canceled it prior to settlement since there was no infestation reported. This situation would have forced the sellers to credit the purchasers the cost of a termite treatment ( or the selling agent if you want to argue the case). I went into the other room and called the termite company and explained the situation, that the sellers had a contract but canceled it when there was no report of infestation. The owner of that company did the absolute right thing. He said call my office, they will fax you over a clean report so you can settle and we will go over tomorrow and treat the house for free.
No hemming and hawwing,they just did the right thing. That is the way I handle my business when dealing with clients, you have to do what is right for the consumers.
The company is Superior Pest Control and they have handled all of my termite inspections ever since that day.
Superior treats my own home as well. I have found them to be a well run, dependable and the best priced company in the area. They now have expanded to a lawn care company. One day when my home was having its annual inspection the rep asked me who treated my lawn, I told him. He said Superior was trying to get the lawn care service off the ground, called the powers that be and came up with a price so low I couldn't believe it! I said sure, sign me up. 
That was last winter and the lawn care representative came out to see me today. He was scratching his head because the price that the OTHER gentleman quoted me was way too low. I knew it was too good to be true. You see, my yard is 2.5 acres and he said that the fertilizer would cost twice as much as the quoted price. He was very sweet and apologetic, in a sincere way and we worked it out. ONCE AGAIN, I feel they did the right thing. They did my first treatment for the quoted price and a price that made me happy for the rest of the treatments.
My hat is off to Superior, I feel Superior Pest Control understands customer service and does the right thing. Hopefully if you need termite/pest treatments or lawn care service you would give Superior Pest control a call!

AUDREY, What a wonderful pest company for stepping up to the plate like that. Good for you in giving them the spotlight for doing it. A company that treats people like that is the kind of company that I like to be associated with.
Sounds like a great company.
On a "weird" note,... I haven't had more than 2 or 3 mortgage companies even ask for a termite cert in that last several years. Even a few mortgage reps' I've spoken to pretty much said the same thing. For some reason, it just wasn't showing up on the instructions and the title clerk just doesn't seem to ask for it.
I of course always keep our copy but I've been amazed for years (I'm almost always on the listing side) when they say "Oh... I'll take it if you have it but..... no big deal". Anyone else see this ?? (I'm guessing all that "stuff" is going to change in our current mortgage market).

Brian,The lender doesn't always ask for the termite, but there is a paragraph on our contract that addresses termites and wood boring insects.

Yes, it is great when you find an excellent company and kudos to you for writing about them Audrey. I know you refer them to others as well.
Regarding Brian's aside comment, I don't know why the termite is not asked for, but as an investor, we always had our own termite certificate. It protected us from any future problems. Worth every dime.
Audrey, that's great. So many companies are shortsighted (think of only one transaction), Superior has the right long term outlook- make the customer happy, they'll be back- and will refer new business.
Good for them. That is a great story. I think the large national chain companies can learn a little something from the smaller regional companies.
Audrey...it's so great to get good service...it can be frustrating always giving good service but then not getting it back!
