A truly wheelchair accessible house in Maryland is rarely available for sale. They're rarely available nationally for that matter. Sure, some houses might be labeled "handicap friendly" or "ADA compliant", but unless you use a wheelchair or have extensive experience working with this clientele, you'll agree that a wheelchair accessible house in Maryland or anywhere else is hard to find.
I recently had a meeting with a very nice couple in Maryland who had their barrier free house listed for sale with another Realtor. The previous Realtor didn't have experience with wheelchair accessible real estate so her marketing efforts didn't produce any traffic or offers. After meeting with the couple, I felt I could develop a marketing plan which could sell their wheelchair accessible house.

This wheelchair accessible house in Maryland is a 1938 square foot rancher located in New Windor, Maryland (Carroll County). The house is currently listed for sale at $310,000. The house was built in 1996 to be accessible with universal design concepts. Typically, Realtors will enter houses into the MLS as accessible although the exterior doors have 1-2 steps or an elevated threshold to enter. 2799 Graybill Court has 3 level entries...through the front and side doors as well as the garage. With the wide level parking area and multiple entrances, getting in and out of this house is easy!

Another unique feature of the house is the bathroom. Rarely do you see a wide, spacious, roll-in shower with a smooth transition between the bathroom and shower floor. Typically, you see some barrier (small curb or steep ramp) to enter the shower. The master bathroom also has clear space around the toilet to accommodate various wheelchairs and transfer techniques. There's also a roll-under vanity with plenty of counter space and mirror for grooming.
Other features of this barrier free house includes 5' hallways, smooth continuous flooring throughout, wide interior doors with spacious turning radius, main level washer and dryer, roll-in master closet, access to all rooms, along with many other features.
I typically work as a Buyer's agent for people who use wheelchairs. My area of expertise is being able to identify the most appropriate house, needing the least amount of modifications, to meet the physical needs of my clients. When working as a Buyer's agent, I typically have my clients establish a modification budget for their new house since most houses require modifications to the exterior doors and bathroom. This house is truly unique in that you can "roll-in" and live without the need to modify.
