SHOW AND TELL
I know there are mixed reviews about showing services. Some people hate them...while others, like me, love them.

Here are the reasons to embrace a showing service:

  • It helps our sellers not have to deal with aggressive agents showing service
  • It clearly gives agents consistent instructions
  • It verbally tells the agents the show instructions - because some agents can't bother to read the listing
  • They keep a list of everyone who has shown the house with their phone number and email handy
  • They can keep alarm instructions and help disarm if an agent set it off
  • They ask the agent is they are showing it for a second time or if it is another buyer
  • Easy systems to follow up with agents
  • Lets us know whenever someone has scheduled an appointment
  • Lets us communication information and changes to those who have shown the house
  • Solicits written feedback in a systematized fashion and send a follow up
  • They are authorized to provide a one-day showing code if the agent has a problem with their key
  • They can contact sellers and agents in the case of an emergency in the home
  • Agents don't have to call many different numbers to schedule an appointment
  • The showing service can contact multiple parties such as babysitters; cleaning personnel
  • The owner can see the feedback - it is very powerful
  • The showing service can "think" and get a showing rescheduled or can contact the listing agent if they need to get special permission
  • They can handle complicated time frames (e.g., I put the baby down for a nap between 10-11 and 2-3)
  • They can contact sellers/agents/tenants if there is a problem with access to the house and often resolve it quickly
  • The sellers can change show instructions temporarily (e.g., no showings today I am home sick)
  • One call and you can make appointments for several properties - instead of 5 calls to agent/co-agent/owner/tenant1/tenant2 for one property


The SHOWING SERVICE is in my opinion the BEST WAY TO GO
