Is 2012 the year for the SHORT SALE in Howard County. Maryland?
The short sale market seems to have escalated in Howard County Maryland. The economic crunch is affecting all demographics.
As of the beginning of January 2012 there are 336 Active or pending short sales.
In 2011 there were 217 settled short sales- If all the current short sales make it to settlement that indicates quite a substantial County wide increase......and it's only January.
Currently the Mortgage Forgiveness Debt Relief Act of 2007 applies to debt forgiven in calendar years 2007 through 2012. So a Howard County Homeowner participating in a short sale and whose property qualifies under the Mortgage Forgiveness Debt Relief Act of 2007 will want to get that property sold and closed before the end of the 2012 year.
Although some National banks are becoming more competent and easier to work with, a short sale still is still a complicated undertaking. An awful lot of paperwork is required. Realistic expectations of a short sale are 3-6 months, sometimes longer. Potential Howard County homeowners that have a valid hardship and are still on the fence about listing their homes for short sale are going to have to get those homes on the market very soon. The HAFA program is also a government intervention created to make the process easier.
DON'T MAKE THE BIGGEST MISTAKE OF ALL BY HIRING A REAL ESTATE AGENT THAT DOES NOT HAVE SHORT SALE EXPERIENCE. Not every agent is qualified to execute a successful short sale..

Keep in mind that a home listed for short sale in October of 2012 will likely not be sold (signed, sealed, and delivered) by the end of the year.
