I was just thrilled when I read an article in one of our top local papers here in Maryland today from the Baltimore Sun. In the article, "NAR economist says Baltimore housing has bottomed out", Lawrence Yun (NAR's Chief economist) stated "This area will be very interesting to watch because there's very solid economic growth, but people aren't buying homes." He added "Ten years from now, people will look back at 2008 and say, 'Wow, that was a great time to become a homeowner.'" My local board, the Greater Baltimore Board of Realtors also announced that they are getting ready to spend $50,000 on a LOCAL AD BLITZ campaign to get out the message that "NOW is the time to buy!" I personally feel that the market has already started to come back in our area as well. However, the problem is that a lot of buyers right now still read the NATIONAL news and don't take into consideration that Real Estate IS LOCAL and want to continue putting in low ball offers. I just had clients that put a contract offer for a $250,000 town home that was only on the market for 3 days and they had 2 other offers and it reminded me of a few years ago and out came all of the escalation clauses. Now don't get me wrong, the home was IMMACULATE and definitely PRICED RIGHT and that is why they got multiple offers. This is definitely a sign that THE BUYERS ARE OUT THERE IN BALTIMORE!!!
