January Sales Data Is Now Available

I always enjoy this time of the month because sales figures are released on the 10th and I really enjoy looking at the numbers to see how they compare to what I hear in the news. I will go ahead and get straight to the point.

The sales figures are as follows:

  • Anne Arundel County - Average Sold Price increased 0.39% in January 2008 compared to January 2007 while the Median Sold Price fell -4.38% for the same time. Average Days on Market increased to 134 from 112, Total Number of NEW Pendings (Contracts + Contingents) was 392, and we took 972 NEW Listings for the month. The biggest gainer was the Condo, Coop, and Ground Rent category which increased 15.53% with a total of 45 units sold. The biggest loser was Detached homes with 2 or less bedrooms which dropped -47.17%. The only other category to post a gain was Attached homes with 3 bedrooms which increased 3.56%. The most active price class was tied at 14 units sold between Detached homes with 3 bedrooms priced $250,000-299,999 and Detached homes with 4 or more bedrooms priced $500,000-599,999.

I also have reports for the other counties in Maryland such as Howard County, Baltimore County/City, Prince Georges County, Montgomery County, Harford County, Carroll County, Frederick County, and more. Monthly statistics are available for specific zip codes in Maryland as well.

our condo,s and our townhouses here at pennstate university are up 7% for the year so far!!! good job there.

Welcome to ActiveRain, Matt, from a fellow KW agent in Las Vegas! Our median prices fell last month as well, down almost 4% from December. If we can make progress on the foreclosure and short sale inventory, that should get us stabilized and back on the track of steady growth.
