Here in my part of northeast PA, most if not all foreclosures are in serious need of repair. Some of them are old fixer uppers that somone thought to flip....as you can see some serious work already completed, such as new siding and refinished floors...but then there's everything else that didn't get done....
Most foreclosures too require the buyer to pay the entire 2% state transfer tax; traditional sales usually have the buyer and seller split it equally. Does your state have a transfer tax as well?

We have state and county transfer taxes and recording fees/stamps. It's expensive, but they are usually split 50/50 and on occasion we can get the bank to pay all of them. Not often.
These are homes that were purchased to residences, not just flips although there is some of that too.
Folks buying in Montgomery County MD need to have some cash. If they go with the bank to finance their purchase, they get better terms and conditions and faster processing.
Lenn, that foreclosure list is pretty long for such expensive homes. I hope your market turns or is turning soon. AJ

Not a large percentage, but good opportunities.
