I just had another listing where the seller has already had the home on the market. Come to find out I pulled the previous listing from 19 months ago and they had already come down 50K. Still NO offers. They got frustrated and called me in. After having a heart to heart they were ready for the TRUTH ! The wife said "I wish I would have priced this correctly to begin with" no they have lost more $$ and paid how much to continue to carry the home costs each month? I did a time line adjustment and then compared it to the comps and wa-la-- they are almost a prefect match-- the market came down 19% in the 19 months and the comps (SOLD homes in the past 180 days) are in line with those numbers. Moral of the story- SELLERS- If you do not price your home competitavely and ahead in a declining market you will be like a surfer that misses the wave and is now paddling very hard to catch the market. By the time you do you will have lost thousands of $$-- GET AHEAD of the wave and ride it like a cowboy-- DANGER-- Sharks are the greed that is in all of us ! Stay clear of agents who will only tell you what you WANT to hear- Not what your NEED to hear !! Call me if you have any questions--
