This area includes a high proportion of high rise condos in the neighborhoods of North Bethesda, Bentley Place, Grosvenor Park, Midtown Bethesda, Randolph Hills, The Gallery and Tuckerman Station. Prices, dollar volume sold and the number of units sold are all down in June 2008, compared to June 2007. Average sold price decreased 8% compared to last year, from $509,661 in 07 to $466,860 in June 08. Total dollar volume sold is down 26%. Days on market is way up, from 44 to 70.
Total active listings was 198 homes, of which 128 were condos. This amount of inventory has stayed steady for the past three months. 32 homes went under contract in June, and 59 homes came on the market. Last month (May 2008) 78 homes came on the market, and 49 homes went under contract.
