free talk at the Real Estate Round Table at Wayne County Community College (WCCC) on Thursday, February 17, 2011. He shared suggestions how to keep your profit and manage your stress level. The website for his newest division is located at

A lot of beginning real estate investors never realize success, because they mismanage their repairs. They don’t leave themselves enough money to handle all of the repairs needed, which compromised their position. In fact, their properties often become the next investment purchase of another investor.
Darrick made a lot of good suggestions. For instance, one way of getting a good painter is to go to the paint store, not just a general store, like Home Depot or Lowe’s. He also reminded us to negotiate to board up your vacant home if your home is in a rough neighborhood. A lot of investors like to save money by avoiding this last step, but after one break-in, you will pay more in damages than if you just paid to board up the property in the first place.
He also suggested that if you are in a bad neighborhood, pay for security, and get a long-term contract. If the home is empty, it will slow down, if not fully stop, thieves. It is something that you can use as a selling point to incoming renters. Plus, it helps to continue to protect your property.
