Real Estate Marketing Idea's, Test and Results
Well over the past few years I have decided to try some really interesting forms of real estate marketing. My thoughts were to see what actually works and what does not. Once it was determined what the return was on what we did, it was then decided if we would continue to do it no matter how feel good it was to us and our clients. I have to say the market really decided that for us as we could not continue to do things that just didn't produce. As you can see by the picture here of the real estate kiosk in the middle of a local mall here in Livonia Michigan we tried some pretty cool stuff. O.k. for the purpose of the study and with idea being producing sold signs for our listings here is what we did.
1) Real Estate Kiosk. Goal to attract attention to listings that may not have stood out in other venue's. This did work well for attracting attention and put a few sold signs out there for us. Upon further asking buyers did they see listing on Internet some said no, I was a bit shocked by that. Price for something like this can be high depending on the time of year, for example Christmas is very expensive can be in the range of $4,000 per month. The results of the real estate kiosk were good but not good enough to be able to carry it all year long, we now do it for anywhere from 4-6 months a year.
2) Open houses, including calling and door knocking around them. Goal to attract attention to our listings for quicker and higher sale. No question this one worked well in the results department of our business. It did not seem to put sold signs on the listing we held open but did get a lot of attention. This one over time got easier to do but did take a lot of courage and dedication to keep up as we got busy. This one is and always will be done in our real estate business.
3) Geographical Farming a neighborhood. Goal obtain listings and then attract attention to them through our efforts and help of the local community. This took a tremendous amount of time and energy but did also pay off over time.
Human interaction worked great no matter how we achieved it but nothing worked very well without it
It became very interesting to note what we learned over time of competing with these three business/marketing ideas. Technology was and is a great tool overall, in every venue we noted human interaction was the #1 hands down winner in our results. So basically anyway someone can really interact with people on a personal level they will do fine. Do what works for you and play to your strengths and you will do well. By the way we did keep accurate records of expenses, income, etc but that would be a whole other post in itself.
