House Swapping --- huh?

Today I received contact from a client of mine who saw House Swapping on a morning show and asked me if it was a good idea for their home. Hmmmmmmmmmmm

I explained that I was not familiar with House Swapping (I understand it for vacation or temporary purposes - but permanent??), I had no experience with House Swapping, and that I would have to look into it and get back with them. Here are just a few websites that talk about House Swapping:

House swapping seems to have too many inherant problems to be a viable option. You would literelly have to have two comparable properties to trade that are free and clear of any debt. How do you gauge value between two entirely different markets? Even a cross town swap can have value issues. I'm  sure it can be done as long as all parties involved are happy with the trade. Sounds like you have your work cut out for you. Good luck.

I've heard of it and I think Sharon Simmons was quoted in a magazine about it here. But, she lives in Florida, can't imagine it here. But, never say never.

I have been having quite a bit of success with house swapping. We have the right mix of sellers that are going to other places within the state or out for jobs and people wanting to come here to retire or buy secound homes. My sellers here figure if they can get to there end destination they can then try to resell that house if it is not exactly what they are looking for. At least this way they can get on with there lives.

I thought this was a TV show. but after going to some of the site you listed I was amazed. Advice..hmmm, not something i would do but it may work great for some people. Thanks for sharing this information.

We have been doing trades for years.  What we do may be a little different than exactely what you are talking about.  How we have been working it is something as follows, a Seller has a house listed for $200,000 and a buyer wants to buy it but needs to sell their house first that has a value of lets say $100,000.  The buyer would then write an offer with the Seller accepting their house as $100,000 towards the purchase price and the balance to be in the form of cash or new mortgage.

Obviously this type of situation will not work in all cases but it seems to work well for builders, developers and investors.  It gets them some of their cash and reduces their liabilities.  Banks don't seem to have a problem with it either but they treat it as more of a you buy my house and I will buy yours.

C.T. - Interesting, thanks.  Seems like a lot of moving parts that all need to somehow combine.  Not sure that I am a fan of the concept.
