According to the Grand Rapids Association of Realtors sales for the month of March 2008 fell 2%.
We all know that the number of buyers is off....we have to have been out of the country or in jail not to have know about the housing sales slump.
We are seeing fewer buyers....SO? Do you want to sell? You have to market your home to the buyers that are there.
One of the issues that many sellers and buyers are missing and I question the reason.....Selling takes two. Now I know that may not seem like a profound statement...but without a willing buyer and a co-operating seller to accept the price nothing is going to happen. That is as bottom line as you can get.
Nobody said the seller has to give away their home or take any offer. In fact the homes that are priced right still sell very close to the list price...some times with more than one bid. One of the biggest myths is pricing a home so you have room for negotiations. Who said that was a tactic for selling that works?
Here is what over pricing really accomplishes.

Buyers are doing their homework just like sellers. Buyers have a good idea of the real value of the property they are bidding on to purchase. Only those that are hoping or wishing the market was different actually use a "TRY IT" list price....with the attitude we can always come down later.
Once you list your home the most showing activity is in the first 30 days. After that you have a less than a 90% chance of selling without a price reduction....so you wasted 30 days...and now your listing is not a "NEW" listing but a "Price Reduced" listing. Buyers with buyer agents have this information and share it with t
he buyers...so if you went down....maybe you will go lower...and you get a lower offer than you would have if you priced right in the first 30 days.
Use a professional that understands the market....price your home correctly and sell it in the first 30 days! Then become the buyer for the great new home you have been dreaming of owning!

Hi Keith & Robin, this is just telling sellers the facts...they have choices but so do the buyers so they should try to give themselves an advantage over other listings and let the agents do the marketing. Thanks for the comments guys.
Hi Ruthmarie, sometimes it is education...the sellers have a perceived value and if the agent does not show them the real market then they will follow their own path regardless of what the agent suggests.
