Take a look at the 64131 Zip Code Area Map marked with the red pin in the middle. This is a good example of how zip codes do not give a true picture of an area. When evaluating a home in this zip code, it is especially important to break it down into smaller neighborhood areas and subdivisions.
Armour Hills Gardens, Rockhill Gardens, and Oak Meyer Gardens have homes selling in the $200,000's - 300,000's.See chart below:
Homes in some of the other subdivisions are selling for less than $20,000.
Take a look at the chart to the right which depicts homes sold over the last 10 years in Blenheim, Honeysuckle, Swope Park Campus.
Do you see how value depressed those neighborhoods are?
These homes are not comparable to the ones in Armour Hills Gardens, Rockhill Gardens or Oak Meyer Gardens.
Areas like these are the ones where people in other states buy a house online without ever seeing the property in real life (IRL). They call me after they buy it and want to know if I can sell it for $120,000. LOL
They tell me all about the pictures they saw online and how the guy that sold it to them assured them they could buy it for $40,000 and triple their money overnight. The only one who tripled their money was the guy who bought it for $12,000 and sold it for $40,000.
Know this: if you pay less than $40,000 for a house in Kansas City, it's going to need some work and it's going probably going to be in a depressed area.
Now, a landlord can get a very good return on their investment in some of these areas but it's doubtful that the renters you attract will be doctors and lawyers.
But I digress. You can buy a nice home for a good price today. Home prices are low; you're getting the discount.
If you bought at the top of the market, you may take less than you'd like but you will get your next home at a discount too.We can look at those numbers before we list your home for sale.
Buyers who could not normally buy the house they wanted in a neighborhood are often able to find one that they can afford. Just 10 or 20,000 dollars can make that difference.
Interest rates are running around 4%. FOUR percent! Some of you may remember interest rates in the 1080's being around 15-18%.
How low will interest rates go? I don't know but there are fewer numbers below 4 than there are above 4. At some point, they're going to have to go back up, right?
