It's the Seller(s) versus the Buyer(s) and the game is about to begin. Each enter the contest planning to win and eager not to lose. Some hope to win by a large margin and of course no one wants to lose big time. Each opponent has built their team with the best players and support staff they can muster.
Typically there is a lot at stake in a real estate deal. So Consumer, before you even enter the contest be aware of some choices you may be asked to make at some point. Dual agency is like using the same head coach for each opposing team. Transactional brokerage is like allowing the referees to decide the outcome of the contest.
Give yourself a sporting chance. Choose single agency and undivided loyalty. Upon entering a real estate contest make sure the people who you choose to be on you team are loyal to you.
Don't be led into an unequal contest!
