I have always thought Haddon Hall in Apex is located in one of the best spots in southern Wake County, you can get anywhere quickly by automobile and you can walk to the grocery!
The location with quick access to US-1, HWY 55, HWY 64 and only minutes from 540, this is a great commuter location. The proximity to schools, shopping, restaurants, health care and entertainment make it a great location for everything else!
Here is the skinny on the YTD Single Family market for Haddon Hall.
There have been 18 homes sold at an average price of $341,394. These homes averaged four bedrooms, three baths and 2796 sq ft, or average sold price of $123 a sq ft.
There are currently four pending sales at an average list price of $385,188 these homes are also four bedroom, three baths homes.
There are currently 16 active listings in Haddon Hall, these homes average 3264 sq feet and average list price of $383,931.
There is also a 2850 sq ft, four bedroom, 2.5 bath foreclosure in Haddon Hall for a list price of $299,000. This a very cool deal in that it would qualify for a 3% down mortgage at market rates and a low mortgage insurance premium. A house of this size that would qualify for FHA lending in Apex is a rare find, and a great value.
The values based on price per sq ft have held strong, the average sold price per sq foot in August of 2007 was $123 a sq ft, after all the headlines, even is good!
