Insights and Buying Decisions- Part 1

That’s one of my favorite questions.

Over the years, Big Advantages have shown up for my clients when they combine their "visceral feelings" or insights - with the entire process of
categorizing, comparing, and measuring involved in buying (for example) an Equestrian Estate (see photo) and investing in Land, in general.

Sometimes I wonder what would happen if all parties involved in a real property transaction dedicated time and energy to returning to their initial insights when making buying decisions.. Possibly, all concerned would be scouting out all-inclusive best use solutions, ( both, all, and side-by-side.) But speculation aside,

how do make room for insight- and by this I mean actually structuring the subtleties accessible through insight into real property transactions? Here's my short list:

A.. Understand the topography, the geology, and the aesthetic.

B. Ask good questions. Could the land under development be a conservation development? What do the experts say?

C. Utilize your heart and our resources: Equinox Environmental for Baseline Documentation, Conservation Subdivisions, Farmland Preservation, Greenways Planning ,Native Plantings ,Park Planning ,Phase 1 Assessments, Private Lands, Sustainable Landscapes, Watershed Assessments, Wetlands Delineation.

D. Ask local experts. They know the trends in the real estate market in their localities, the character of the land and the folks who live there. Ask questions like:

1) Is their a healthy impetus for development?
2) How popular are conservation developments in your area?
3)
Does your locality have a diverse economic structure? And is this based on tourism? Services? Industry? or What?
4) What about the overall education levels in your area?
5) What about the overall picture on wages and per capita income levels? And how do these affect standards of living?
6) Is there an increased need for residential dwellings? Commercial development?

Retail services?
7) What insights can you share with me?
