Highcroft Market Update

There are currently 15 active listings in Highcroft subdivision. Ranging from a new listing, 227 Candia Lane, at $379,900 (this home is priced $19,000 under the lowest sales price in the last 12 months and it is 45 sq ft bigger) to $719,500 on Tamworth. There are also 23 new build listings in the Villiages.

Recently two homes in the Manors closed and raised the average sold price per sq ft to $142.40. And the average sales price to $458,778 for homes sold in 2008 (this number is rising so far in 2008). The average home sold was a four bedroom, three bath, 3216 sq. ft. home.

15 active listings would be a nine month supply based on YTD sales. I have had a couple residents ask me my opinion of what is happening in neighborhood as they have seen prices reduced. The bottom line most of them started to high and are still priced above the average sold price per sq ft. There is a lot of value available in Highcroft right now. Especially:

These are price below what a competitive market analysis of homes sold in Highcroft would indicate as value.
