At a recent
Market Trends Forum it was stated that in
Cary NC Realtors are back to
selling shelter not investments. Since the
national downturn in the housing market there is a need to change our
thinking about real estate. It was not too long ago that
homes we only viewed as
shelter.
A place to settle down and raise a family. In the
past 10-15 years
real
estate turned to money making
investments.
Recently home buying decisions here in
Cary and across
the nation were justified by numbers, just the facts, very little
emotion. Today we are taking a turn to the past and selling
lifestyle, the emotional connection backed up by
the numbers.
Uncertainty
continues to be certain in the real estate market.
Federal
tax incentives created a surge
only to see a large drop in sale
after the tax credit expired. Interest rates are lower than
anyone could ever imaging.
In 1986 when we bought our first home we negiotated down
to 12% and that was huge deal! Still the
market continues to be sluggish. Just this weekend it was
reported that Congress is considering another First-Time Buyers Tax
Credit.
The
Cary NC
Triangle market is reportedly the 5th strongest real estate market in
the nation.
Our appreciation rate is 3-5%,
down from our
highs of 7-10%. We've always been a stable market, no bubbles
here. New home starts are up 1709 in 2010 over 898 in 2009.
A positive sign!
