Charlotte Home Buyers Guide Step 10 – The Final Step, Nesting

During the process, we have reviewed available moving companies, listing opportunities for you, either locally or in your exit city, as well as the one-year home warranty to cover your new home. (Details, details, details!)

Now that the Closing has taken place, the ‘nesting phase’ is about to begin! You have your movers scheduled and you’re going to want to cover a couple of details now that you are now the proud owner of your new home:

    Confirm that all utilities have been transferred and are in working order.

  • Most sellers are wonderful about having their home at least in broom-swept condition but, if a deep clean is preferred, you may want to schedule this prior to Closing so that you can have the cleaners in before moving your belongings into your new home.
  • Prior to moving in, if painting or other construction items need to be done in your new home, I will be happy to provide a list of any vendors which you may need. Painting your home can be easier prior to your furniture being moved in rather than after all of the furniture is in place. It can also be cheaper that way as painters don’t have to charge you for moving furniture. Most new construction really needs to ‘settle’ for about a year before you paint to allow for settling cracks and nail pops in the sheetrock. These settling cracks can be remedied by the painter prior to putting the first coat of paint on the walls.

• When the movers are through delivering all of your personal belongings, check everything before signing the ‘waiver’ from the moving company; report any broken or damaged items. Again, your camera will come in handy here.

• Follow up with the home warranty company—returning the completed documents as soon as possible to insure that your warranty is in place.

• Be 100% certain that you are clear as to the details of your first mortgage payment and your tax payment due dates.

• Keep that credit in pristine condition by paying your mortgage on time and enjoy your new home!
