Home sales have been between "the rock and a hard place" in my part of eastern North Carolina for some months.
In N.C. as in all markets, there are some areas that are doing o.k. but we have seen this year's month vs. last year monthly sales slide for 22 months in a row.
With that said there does seems to be some light at the end of the tunnel! In September 2009 we missed our September 2008 sales number by the smallest amount in 22 months. We were only off by 10 houses!
While we will still have to see what happens next, I think this is very encouraging.
Purchases by families at M.C.A.S. Cherry Point have remained fairly stable. About 36% of homes purchased in September 2009 were done with V.A. financing.
Another thing that showed up in September is we sold homes in every price category of our MLS, including 1 million dollar homes.
Prediction: If we are not at the beginning of a rebound in sales, we are very close. Stay tuned more to come.
