What would you do to sell this house?

This home is new construction, over 3300 sq. ft., 4bd/3.5bath, priced at $550,000. and on Pinehurst #6 Golf Course. Wonderful workmanship throughout. I have had several comments on the front exterior being too busy. while others do not seem to mind. The owners have considered painting the entire exterior or just the stucco corners.Would appreciate any and all comments. We are in a somewhat slow market and I need to move this home for the investors. What would you do?

Gosh, it's pretty but not a style I've seen in my neck of the woods so I can't help you there. My advice often times is just price, price, price!!


 

It needs some pretty blooming flowers in the yard, something that cheers it up.

Yeah I would paint the corners they stick out too much.

Do crepe myrtles grow in your part of the country?  A few well placed flowering crepe myrtles will add color and break up the repetitive facade.

Unusual style, painting the white sectiions of Brick (or stucco) would help; as they just jump out at you and are so numerous.  It would not hurt to paint the entire house a nice neutral color and accent with shutters or maybe really nice window boxes on the two windows on both sides of the front door.  It appears to brick and painted brick is very popular in our area.  Earth tones with dark brown shutters & garage door are very one of the colors but your roof would need another color combination. Crepe Myrtles would be good as Lorrie advised above.  Taking the price down might or might not work, as the house is very unusual with all the white painted areas.

Rebecca, I take it that the house is priced to the market.  Is it just the outside that people are objecting to?  The white on the quoins is a bit dramatic. Itlooks white in the picture.  Is that grey on the gables?  I wonder if it would look better if the quoins were painted to match the gables.  If they are already grey, you may have to paint them to compliment the brick more.  i.e., a brown or brick color.  Just going by the small photo, I would say that the landscaping is weak. I would add a couple of 30 gal shrubs to anchor the house down at the far corners, put a specimen shrub to the right of that second window on the front to soften that corner, and how about some color along the front beds? Azaleas aren't blooming now but what about some dwarf roses? Red. I would plant several flats of annuals in that bed out front, and introduce some up around the front door.  Maybe some big pots with color?  You could add some flowers or shrubs (maybe loropetulum or azaleas) around that pine tree to soften it down.  Can you get a local garden center to volunteer time and input and perhaps give you a reduced price on the plants (cost or free!) in exchange for an article or story with before and after pics about the makeover in the local paper?  You may need to sell them on the idea but it would be free publicity for them and worth it. 


 

Rebecca - I really dislike the concept of painting brick because of the maintenance involved.  However, the white is overpowering.  I would definitely paint the corners (unless it was white paint already that could be removed).  Also, the grass looks well-kept, but the terraced landscaping is too small and plain with respect to the house.  I like some of the recommendations above.  It needs color and bushes, shrubs, whatever that are more appropriately sized.

You've got a lot of good advice above, but I would definitely advise toning down the white quoins.

Do something to the corners, please. It does detract from a really attractive home in an ideal location!
