When writing an offer to purchase I always look out for my buyer/seller's best interest.
BUYER
10 days for all inspections. Sellers response to repairs 2 days. Time is of the essense.
Lowest Earnest money $1,000
1% repair contingency
Financing not to exceed a competitive rate.
Buyer not forced to pay more than 1 discount point.
I always put an expiration on the offer and make it time is of the essense.
SELLER
10 days for all inspections. 2 days for sellers response.
Low 1st deposit - after inspections additional earnest money ( I like to total 2.5%) to firm up the buyers committment
5% repair contingency
Remove expiration.
Appraisel to be completed with in 2 weeks.
