What is standing in the way of your house selling?

Mr. and Mrs. Seller,

You called me today because your house hasn't sold. Now don't get me wrong I want to sell it just as much as you do. I am tired of ordering more signs! I am going to tell you how long it will take to sell it based on current market conditions. This changes daily. However, my marketing is only a small percentage. Your willingness to sell is a key factor in this market.

Here are some things that I would like you to consider:

1. What are you offering to buyers agents? Please remember there are 20% more homes in my market than last year. A good buyers agent will take a buyer into around 10 houses. What is your unique selling proposition? What will make that buyers agent add your house to the list? MONEY!

2. Have you done a preinspection? Last year I had a seller with a home built in 1920. I urged them to get a inspection at listing. Ten million termites later! They left $20,000 on the table. At inspection time, buyers have a lot of power! It is hard for me to tell you at closing what you will net if I don't know what is wrong.

3. Throw the showing rules out the window. Lately, I have been working with a few buyers. I call to make appointments in the morning. I would like to show your house at 5:00. Well......the sellers want to know if you can do 6:30. Unfortunately, I cannot. I will be back on the other side of town by then. Gas is expensive. Consider that when you cancel your appointments!

4. If you are testing the waters, and want to see what your house is worth.........DONT! I will tell you it is cold and lonely. You need to wait for this market to correct itself.

5. IF you have to sell, remember that you make money when you buy. Whatever you buy, now is a great time. Other sellers are motivated and interest rates are still unbelievably low.
