One of the great debates in our industry is do we take EVERY listing or ONLY the motivated, priced right, shows right saleable listings.
Should we take :
This listing at an over-price?
Or do we refine the listings we take:
Like this one priced at a great price?
The key is we all want:
that "SOLD" sign. And happy sellers:
But we are running a business too.
My firm has decided it is ONLY the right listings for the following reasons:
1. Unrealitic sellers tend to require more time and effort of my staff.
2. It harms are reputation within the real estate community, therefore agents will think twice before showing.
3. They cost significantly more money and effort to market.
4. The overall success rate goes down.
5. The sellers tend to be mean. We like to smile
6. I love my staff too much to subject them to the aggrevation:
