Pricing Your Home To Sell

Is your home priced to sell?

Or are you in "LALA LAND? Hoping and praying to get a price that you will not get?

According to the National Association of REALTORS®, when a home is priced right & in good condition...

  • You should receive an offer in the first 10 showings
  • You should average 1-2 showings per week

"WHY WON'T THE BUYERS JUST WRITE A LOWER OFFER?", You might ask.Great condition, perfect price!

It just does not usually work that way. People looking at,,, lets say, $200,000 homes,,,

  1. Want a $200,000 home
  2. Want to spend $200,000
  3. Are looking at other $200,000 homes to compare it to.
  4. Don't want a home they have to put money into to make it a $200,000 home.

If your home is on the market and you are not getting any showings, YOU ARE PRICED TOO HIGH.

If you are getting lots of showings and no offers, YOU ARE STILL PRICED TO HIGH! But you are much closer to the correct price.

Let the market be your guide. If you truly need to sell, you must adjust your price, or improve the condition.

Three things sell a home:

  1. LOCATION
  2. PRICE
  3. CONDITION

IF YOUR HOME HAS NOT SOLD, AT LEAST ONE OF THESE THINGS MUST CHANGE.
