Everyone knows that pricing and exposure are key factors in getting a home sold. 83% of buyers begin their search online and most of those searches is determined by entering a price range. One common mistake sellers and agents make is to not price the home with a number that ends with $xxx,000.
For example, lets say you have a home for sale and you price it at $185,500. That means if a buyer is searching for a home in the $165,000 to $185,000 range and your home priced at $185,500 it is now INVISIBLE online. When selling a home in the Omaha MLS, the default when entering a price is xxx,000. That means it auto populates the last three digits as 000. By pricing your home in any number other than 000 it will result in decreased exposure on the MLS. A tech savvy Realtor will almost always suggest to price the home at a number ending in xxx,000.
