Selling your New Hampshire Home ...

Don't get frustrated

Choosing the wrong REALTOR... one who has no Internet marketing plan or Internet presence in this day and age can be devastating! It can make a difference in whether or not you sell your home!

Before you list your home, Google your REALTOR's name.

Can you find them on the net? Do you know that depending on what survey you believe that 85 to 95% of today's home buyers search on the Internet. That is a huge number.

If you can't find your agent on the net...how will your potential buyers?

Don't hire an agent that thinks marketing your home is simply putting a sign in the ground, a lock box on the door and uploading the listing to MLS. A good REALTOR is so much more than an extension of a Lock Box.

In this market New Hampshire home owners need more from their REALTOR.

Monika, this is absolutely true, it takes someone on the internet and with advanced technology skills to capture leads and convert them. There are no good floor calls, or open houses in my area.

Having a presence on the Internet is huge these days and a major advantage in selling a house quickly.

I don't think it is a good idea to sell your house with the help of a real estate agent. They don't add the value comparable with their price. Because of this FSBO sites are better then agents. And most of them suggest all that stuff like real estate forms free of charge. For example some may find them at http://www.fizber.com/real-estate-forms.htm

That is the beauty of America, Sandora...there is a choice.

Cute I love it - I so often talk to realtors who still don't have websites.........haven't even heard of blogging..........but yet you know...some of them do really well.........so how does that work? lol

Monika - There is nothing more important other than getting the home priced properly. I have been preeching this forever!

Liz...My blogging works because it is a part of my marketing and the the whole of it. There are agents who are very successful without it for sure. I know one who never works floor time and works her husbands SOI very successfully. Another who has a solid niche and does not need to advertise..either on the net or in print. For the rest of us Blogging helps a whole lot.

I have to disagree with Sandora.  Five years ago when we sold our home (I was not yet a home stager and had very little real estate knowledge) we first tried to sell it ourselves.  We had no luck at all.  The next mistake we made was hiring an agent who was not local and whose expertise was in high end homes.  (Ours was listed for $285,000)  Her firm wouldn't do a virtual tour and the advertising was minimal.  When she suggested the second price reduction we found a new agent, a local agent.  The second agent was much better at marketing and had local contacts and the house sold within the month.  Having the right agent, one who understands today's market and today's buyers can make all the difference.  Of course, I have to add that using a realtor who understands the value of home staging as a marketing tool, now that gives you the best advantage over the competition.
