New Castle New Hampshire Homes - 2008 Real Estate Market Recap:

During the year (2008), 33 homes came on the market for sale, with an average asking price of $1,221,542. We saw 15 homes sell in New Castle during 2008. Those homes had an average selling price of $1,064,957, and it took an average of 182 days for those homes to sell. Sellers realized, on average, 92% of their last asking price.

Rye New Hampshire Homes - 2008 Real Estate Market Recap:

2008 saw 130 homes in Rye NH come on the market, with an average asking price of $949,368. Seventy Rye homes sold in 2008, and the average sold price was $656,333. The average days on the market for those homes that sold in Rye last year was 136 days, and sellers in Rye received an average of 92% of their last asking prices.

North Hampton New Hampshire Homes - 2008 Real Estate Market Recap:

North Hampton NH homes for sale during 2008 totalled 91 homes, with an averaga asking price of $802,908. We saw only 35 homes in North Hampton sell last year, with an average selling price $726,320. Those homes that sold last year took an average of 202 days, and those sellers received an average of 90% of their last asking price.

Wow Ann I never realized that New Castle was this expensive. I would never have guessed the average sale price being over 1 million.

Hi Ann...I would have to say it is certainly worth the price to live near the coast.  We pay a pretty penny for water oriented properties but the value is there.

Ann, not only is there no such thing as a Nation Real Estate Market, there is no State Real Estate, Market, or even City/Town Real Estate Market.  The market seems to almost change from street to street at times.

Hi Bill - we have some very pricey markets here in my area, and Newcastle is one of them.  It's a beautiful quaint town!


Hi Kate - I would definitely agree with you about living along the coast.  All of the towns here along our very short coastline are the areas I cover, and some are more expensive than others.  Thanks for the feedback.


Hi George - you are so right about how the markets vary!  The street-by-street analogy is especially correct here in Portsmouth.  We have some pockets within the town that there are a slew of buyers just waiting for homes to come on the market, and when they do - get in line to see it. 


Hi Neal - thanks, and these charts I made all by myself in Excel.  Did you see the post I wrote about learning how to do this?  I had to call my sister again today to get a 're-lesson' because I kept forgetting one step, but viola - here they are!


Hi Maggie - I think market reports are one thing that don't really excite some to write about.  I like to do them because I know consumers love to see how their markets are really doing, and it also keeps me as up-to-date on the local stats as I should be.  Go do a few for your market - you might find them fun and full of some great info, too!  ;-)

Ann - I so love the homes in New England.


You did a wonderful job with the reports, the graphs are great visual I coul easily see that June is a month with lots of new listings.

Your statistics show that February and March should be a great time to market a home, hoping to sell at peak times between May and June.  Great information.

Hi Linda - that house is just beautiful in person, no matter the season.  It's really pretty with their Christmas lights in the windows and outside.  I wish I had a picture of that for you - beautiful!  This whole area really is beautiful - some day you'll have to come see us in person!  ;-)

Hey Ann- You in the office today? Didn't see if your light was on, and too fat to get up.

My blog wants to be your blog when it grows up!  :)  Impressive market report...very informative and great graphics! I've yet to try to master the market report...mine always look so bare.  I'll go read your post on how to create those graphs....thanks for the motivation!
