Real Estate Auctions need to be used with caution

Caution in NH Real Estate Auctions

Buyers today need to exercise caution when purchasing a piece of NH real estate at auction.

There are so many risks and pitfalls that some buyers just don't see. Not too long ago my son

was looking at a property that would be purchased at auction. After understanding the risks associated

he decided against putting in an offer at auction. Some of the things buyers need to question are

1. In many cases properties are sold as is without the ability to inspect,

2. Buyers need to get legal advice to be sure they are protected against liens against the proeprty;

3. Will the buyer have trouble getting the previous owners to vacate the property?

4. What rights do the previous owners have in terms of reclaiming the property.

5. How do I know the price is right in this declining market...Am I in fact getting a good deal that is worth the risk?

We just need buyers to understand the risks associated with auction buying.

Today there are many safer opportunitites to purchase property at auction prices without the auction risk.
