The June market reports an 83% decrease in both new Wolfeboro Residential Listings and Back on the Market homes over 2009’s MTD stats. Pending sales and Contingent contacts were up 50%, while Sold homes reported a 260% increase. The average DOM (Days on the Market) has decreased with June reporting an averaged 94 day window to receive an offer to purchase. The flip side of this scenario is while 13 homes sold in June the residential inventory remains high with 193 active residential listings valued between $35,000. and $11,950,000. Interest rates are the lowest in our lifetime, sellers’ motivation remains high, property values appear to be leveling…but qualified buyers are far and few between.
