Allendale Real Estate Market Conditions

Below are the market statistics for Allendale residential homes from the New Jersey MLS system for the period 1/1/2010 through 10/31/2010.

The same statistics for the periods 1/1/2008 - 10/31/2008:

These statistics show us the housing market activity in Allendale has remained fairly stable over the last few years. . Still an average of 30 homes on the market with currently about 5 - 6 months of inventory while back in 2008 about a nine month supply. List price to sale price has risen slightly to 93.5% from 91%.

The biggest difference can be seen in the average sales price dipping about 9%. This figure is really not bad considering the national average is in the double digits.

Our market is currently steady. Properties are not moving very fast but they are not languishing for months either. Given the current interest rate situation we should continue to experience relatively low mortgage rates and thus the market should remain steady for awhile.
