2010 Sutton Woods Condos Real Estate Market Report

2010 was a very busy year for condo sales at Sutton Woods in Chatham NJ!

In a community of about 300 condos, the turnover is still fairly low by national standards. Typically, about a dozen condos sell each year. When the real estate market and economy slowed, so did our sales activity.

In 2008 14 Sutton Woods condos were sold, which is a good, strong number.
In 2009 though, that number trickled down to half and only 7 Sutton Woods condos were sold.
Yet, in 2010 we more than doubled the number of 2009 sales with 17 Sutton Woods condos selling!

• 9 sales were of 1 bedroom condos with an average sales price of $279,000
• 4 sales were of 2 bedroom units with an average sales price of $367,250
• 4 sales were of 3 bedroom homes with an average sales price of $511,875
