Here's the property that my partner Rich and I will be working on
This property is located in Clifton NJ. The exterior is a little rough. We plan on replacing the roof, windows, and painting the siding. Of course prettying up the porch a bit and some landscaping work.
Here's the lovely kitchen
Although this is quite the kitchen, our plan here is to gut the entire area and re-do with new tile flooring and new maple cabinets.
Here's the main bath - to much black and white tiles for our future buyers. It's got to be cleaned up in order to sell.
And finally the living room and dining room
We'd like to eliminate this beautiful fireplace from the picture. In addition to these rooms, we need to do some drywall work in most of the bedrooms along with new carpeting. Also the second bath is a complete gut job. And the back deck needs some help. I promise to chronicle the budget planned and how we're doing with that budget in future posts, but i thought you'd all like to see the house in it's present state. It will be great when we're finished with the job. Thanks for checking in!

Wow - those are some sweet green cabinets:) You sur eyou want to get rid of the fireplace entirely? We had an ugly one and my hubby encased it in fire rated backerboard and then tiled it in slate - it was pretty amazing and a real show piece! Good luck! It looks like a great little place!
Jim: What perfect kitchen cabinets for a St Patricks Day party. How in the world could anyone choose to have them that way on purpose. So, when you get it ready to go, what price will you be hoping to sell it at ?

Good Luck....... I got burned bad on a no brainer deal here in CA just as the market turned......
Will be lucky now to get out with my pride much less and $$$ at least have it lease optioned but not sure if the people will be able to qualify when the time is up.....
I am disappointed because I am gunshy and strapped as a result.
Lot's of money to be made right now........

Good luck Jim you have your work cut out for you. Clifton is a convenient area though so you should sell it quickly. Some curb appeal would go a long way.
