I am seeing this MISTAKE play out all too often in todays' real estate market. Any agent that list a home that is way off of what the market is telling you is just "buying your listing" and you most likely will be helping sell other homes in your neighborhood. You will!
The day you list your house for sale and we price it at current market conditions, is the time and better chance you have selling it especially when we see so many homes flooding the market. Stand out and compete with your neighborhood....become the sore thumb everyone sees!!! Then watch the offers come in and that's when my job gets going. You hire a realtor to represent you during the process and to complete a major transaction of your life. Choose WISELY sellers...choose wisely. Don't hire the FLUFF!!
REMEMBER: You are competing with the massive amount of REO's and Foreclosures hitting the market every month!!!!! The price of homes is still falling. Next year the NAR tells us realtors will sell nearly 5 Million homes and 1/2 will be FORECLOSURES!!!!
Any agent that tells you that the real estate market is rosey or going to recover soon is comitting FRAUD! And there alot of that floating around in the industry. Why do you think this current nightmare is playing throughout the US and around the world right now!
Today it takes skill to sell a home. It is NOT those years when you listed a home and the only skill an agent needed was to try and figure out which offer to take and choose. Now the real estate market dictates an agent be skilled and have the experience and knowledge to get you home sold and that useually means talking the the lenders such as loan mods, shortsales, and foreclosure not to mention REO's.
If you want to list your home any agent will do for that job. If you want to stand a far better chance at selling in todays' market hire an agent who will tell you the truth and listen to him or her. They are the "doctor" you are not. Now if you are a serious seller you will follow the advice of your agent and list your home where the current market is at this time and make sure you build in an adjustment program into the listing agreement to keep current as you travel down the monthly path of time during your listing period.
Now you stand a far better chance at selling your home than the adverage seller!!
