Lopatcong NJ Home Sale Prices - Warren County -  Irene Kennedy, February 2011

This snapshot of Lopatcong NJ real estate market data is based on GSMLS statistics as of February 1, 2011. I’m betting there will be late recordings, these are the statistics I can pull today for activity on Lopatcong NJ 08865 homes for sale.

Before reading TOO much into the average sale price during January, all 4 closings were for Lopatcong condos and townhomes. No single family houses closed last month. The average List-to-Sale price ratio was 95% - maintaining the average for my area.

Currently with the Under Contract status, we have 13 in Lopatcong, 5 of which happened in January. One of these is a lovely 4 bedroom Colonial home for sale in the desirable County Hills section of Lopatcong. This remains a very popular community – partly thanks to public water and sewer, as well as natural gas for heating!

Yesterday, I meet with a couple about selling their beautiful Country Hills home in Lopatcong NJ 08865. Like the majority, it is also a 4 bedroom, 2 ½ bathroom Colonial house. So I just did in-depth analysis of the comps in this section. My prediction is that the one that went Under Contract in January will hit the average 95% List-to-Sale ratio. Sure my crystal ball is sometimes wrong but we won’t know until it closes – late March, according to the MLS information.
