Oakland is HOT this summer! I hope it continues. Although the dog days of summer are upon us...it seems that real estate has picked up in the last 2-3 months --- as far as actual under contract and closed sales. PRICING seems to be a key factor in this town where opportunities abound.
Listed below is the data gleened from the NJMLS for the last two months. ( May 21 - July 21, 2008). The number of homes that have gone under contract or that have sold has gone up compared with two months prior. Of interest to note --- there is only 3.72 % difference between actual asking price and the closed sale price of homes.
