SOLD: Foreclosure homes for sale, 7 Lawrence Trail, Irene Kennedy

After a long and very difficult haul, my buyer closed on this foreclosure home for sale at 7 Lawrence Trail in Washington Township. Recorded sale price was just $82,000.

The first time I had taken Steve to see it, the furnace was operational but his offer was not the one selected by the bank. What a blow! Listed by a great agent in my office, Jason Freeby, he and my manager, Carrie Perrucci, were great help in assuring Steve our entire team was behind him 100% and determined to help him get the right home at the right price.

When 7 Lawrence Trail was dewinterized so those 1st purchasers could do a home inspection, the water heater blew and the basement flooded. Good bye, water heater, furnace, sump pump and that contract! As with most foreclosure homes for sale, this was offered As-Is, so the second offer reflected the water damage. We had our home and septic inspections during a heavy snow storm – chilly and damp inside and out with no heat. Radon results were high but Jason Freeby, Carrie Perrucci and I made a concerted – and successful - effort to get a seller concession from the bank.

When the town fire official was coming to inspect detectors and extinguishers, Steve and his son Daniel used my cordless drill to install the items and cleared a path through the deep snow. I chopped away at the ice on the steps. We passed and Steve closed late Wednesday, February 9, 2011!

Today, Carrie Perrucci and I were so touched when Steve popped into the office with his deep thanks and beautiful roses for each of us. (Jason only got a handshake – ha, ha!) Such a token of gratitude is most unusual – and so very appreciated. Didn't hurt either that I was meeting with a potential seller who was pretty impressed by my happy client's kind gesture.
