That's why Stephen Clyde, Realtor with Weichert Realtors in Voorhees, NJ recently became a Certified Distress Property Expert(CDPETM) and a member of the Distressed Property Institute.

Camden County's Stephen Clyde, is one of 1000 agents nationwide (out of 1.4 million Realtors® in the US) that is designated as a CDPE. "Homeownership is a national priority and lies at the heart of the American Dream," said Clyde, of Team Clyde, "Few events are as devastating or disruptive to a family as the loss of the family's home to foreclosure. By any measure, the epidemic of Americans losing their homes to foreclosure is severe. Today, we are experiencing a community crisis in homeownership. A struggling homeowner's interest in the workout options available to them from their mortgage company is quite high, but their awareness of these options is quite low."

Alex Charfen, founder of the Distressed Property Institute in Boca Raton, Fla., said that Realtors® such as Clyde with the CDPE designations have valuable training in short sales that can offer the homeowner much better alternatives to foreclosure, which virtually destroys their credit rating. These experts also may better understand market conditions and can help sellers through the emotional experience," he said. The CDPE is the premier designation for Realtors® helping homeowners in distress and handling short sales" Charfen said.

Short sales allow a cash-strapped seller to repay the mortgage at the price that the home sells for, even though it is lower than what is owed on the property. With plummeting property values, this can save many people from foreclosure and even bankruptcy. More and more lenders are willing to consider short sales because they are much less costly than foreclosures.
