Need co-investors/lenders for flips - No 203k but escrow? - No conforming limit loans

I am looking for co- investor/lenders for flips. Interest rate is 8-14%, plus 10%-30% of the profits, fully secured with a first mortgage, 6-8 month project time. Borrowers are usually contractors - or use contractors to do the rehab. Investment amounts $20K-$100K and LTV 50-60%. If interested let me know. No conforming limits with portfolio loans
Portfolio loans have unique guidelines and restrictions because they are held in-house by the lender. They offer unique opportunties because many common rules do not apply. We can finance up to 90% LTV, max $900,000 loan, and no PMI. Check confirming loan limits here.

You may not need a 203k!
203K loans are complicated and priced a little higher. If the home is in move-in condition we may be able to work the renovations with an escrow holdback. Maximum: 10% of the loan amount ($5,000 for FHA). Funds are held back pending completion of the improvements.
