LISA & ROBERT:  This is such simple advice, but for some reason, most people want to build in the "negotiation buffer" instead of pricing it to sell and creating a hotbed of activity.  I've seen homes in recent months go for above asking price.  It only takes two people getting interested to make this happen.  I sold one home recently in less than a week, before the photos even hit MLS.  It can be done, but people are often too skeptical for their own good.

Glad to see you!  The one thing that many Sellers overlook is the importance of their price.  Understandably they get caught up in what they need to have in the sale.  Sadly the Buyers aren't at all concerned with that aspect of the home.  Thanks for stopping by!
