The lowest priced property for the area (just Toms River Township, not including South Toms River), is currently a $49,000 mobile home and the high property is a custom bay front home listed at $2,999,999. Over the last 6 months (since 8/13/2011), there have been a total of 327 single-family homes sold (this does not include condominimums). The lowest priced closed sale, was $44,000 for a mobile home and $1,675,000 for a custom shore front colonial. Most homes sold within a 3 to 6 month listing period, but some however, took 10 months to a year, the average being around 130 days. 197 homes that sold were sold under $300,000, 130 homes sold over $300,000. This indicates a healthy market for those who price their homes correctly amongst the competition because while there are many home listed for sale, a good number of homes have sold at fair prices. Now the number of expired homes over the same period were 573, meaning the difference between selling and not selling is a very small margin.
